Homes and services for the community
Saxon Weald is a young, ambitious housing association committed to being a great company to work for, work with and receive services from. We own and manage 4,500 homes in the Horsham District of West Sussex, including more than 800 retirement flats and bungalows. We also own around 400 leasehold properties and a number of shared-ownership flats.

Developing new homes
Building new homes became more challenging than ever during 2003/04 with significant government changes in the way projects are funded. Our response to this was to join forces with Elmbridge Housing Trust and Peerless Housing Group to form a development partnership known as RESPOND. RESPOND means we can work together to produce bids for funding while sharing our knowledge and experience to produce quality new homes quickly and efficiently.

Through RESPOND, we received ?2.4mn of funding from the Housing Corporation in 2004 to build 65 new homes, including properties for key workers and homes for shared-ownership. Thanks to a partnership with Horsham District Council and West Sussex Social and Caring Services, we have also received ?1.7mn from the Department of Health for a 40-bed extra-care retirement housing scheme, complete with state-of-the-art respite care facilities.

What sort of homes do we provide?
We are committed to developing the type of homes that are most needed in any given area. This varies from affordable rented homes and intermediate market rents to low-cost home ownership and supported accommodation for older or more vulnerable people. We are also exploring building homes for sale to help fund homes for rent on suitable sites.

Many of our homes are built using modern methods of construction, to cut down on the time and disruption on site. We also try to limit the environmental impact of our developments, while ensuring our homes are energy efficient to make them as affordable as possible for our tenants to run. In fact, the overall environmental rating of our homes is way above the national average.

Being 'in business'
We are supporters of the National Housing Federation's 'In Business for Neighbourhoods' campaign, which is about the need for housing associations to invest in a range of services as well as homes and work with local people and partner organisations to deliver results. Our community 'handy van' service, run in partnership with Horsham District Council and Horsham District Crime and Disorder Partnership, demonstrates this approach perfectly. The service carries out odd-jobs and DIY tasks for older and more vulnerable members of the community, regardless of whether they own their own home or are tenants. Costs are subsidised to make the service affordable for all.

Where we operate
We are keen to develop and manage more new homes and services, but want to stay within easy reach. Our principal areas of operation are Sussex, Surrey and Hampshire.
