Ready for relocation and consolidation
The DWP's property partnership, commencing in 1998, involved the transfer of ownership and management of 1.6 million sq m of accommodation to LS Trillium for 20 years. In 2003, the contract was extended by a further 860,000 sq m.
LS Trillium provides the full range of property services to the 1,700 buildings, including real estate strategy and asset management, capital projects, the provision of new accommodation and FM services to 125,000 occupants. The benefits to the client are clear; cost reductions, innovation, improved working environment and release of hidden property values, with the principal burden of risk carried by the private sector.
"The Department based its flexibility needs on its estates strategy, has struck a balance in the ways it pays for flexibility, and expects to have sufficient flexibility for the foreseeable future, including to meet government initiatives such as the Lyons and Gershon reviews." Getting better buildings
Norwich Union commenced a 25-year property outsourcing contract with LS Trillium in 2004. Nineteen core occupational buildings, totalling 111,500 sq m, transferred to LS Trillium, along with the responsibility for maintaining and improving the buildings. In addition, LS Trillium is refurbishing and developing Norwich Union's 30,890 sq m head office complex in central Norwich. Some £92million will be invested in this project over the next three years. Norwich Union undertook this agreement to provide a better working environment for its staff, allowing them to focus on their core business of delivering services to customers. This is being achieved at an agreed cost and without risk to Norwich Union.
