In the complex, affordable housing environment of today people are looking for organisations that can deliver comprehensive solutions; for over 15 years John Laing Partnership have been doing just that.

All too often organisations are able to present the theory of regeneration with little or no practical experience of the challenge of delivery itself. At John Laing Partnership we have a track record that has not only allowed us to provide solutions, but to work with communities and housing providers to ensure considered urban renewal that is both effective and sustainable regardless of project scale.

New build housing
Encompassing all aspects of community housing - general needs, key worker, frail and elderly and student accommodation - the ability to design and build homes to specific needs is critical. Working often in difficult 'brown field' environments, we undertake demolition, environmental remediation and then new build housing using a wide variety of construction methods.

In creating balanced communities John Laing Partnership has always understood the importance of private sector involvement, providing cross subsidy funding to the affordable housing for rent. Recognising the continued importance of this we have applied our knowledge and experience in the creation of our own private sale housing, Intro from JLP Homes, allowing us to provide the full range of mixed tenure housing solutions.

Our ability to provide private sale housing, in addition to the construction of any associated commercial and community buildings, health facilities and infrastructure works, enables us to offer greater continuity, achieved through the appointment of a single constructor partner.

Building innovation
John Laing Partnership have pioneered a method of evaluating and assessing the true potential of innovative products and working practices to ensure lessons are learnt before they become the problems of tomorrow.

Promoting Realistic Innovations Methods Expertise (PRIME) is an in-house Steering Group that validates Modern Methods of Construction (MMC) prior to them being proposed to our partners. A strict scoring method assesses their suitability against pre-set criteria; if approved, it is then tracked and revisited following its introduction on-site. Through such rigorous reviews, we were able to support and build the first complete 'Jamera' housing in the UK.

Refurbishment
Our strong record of refurbishment in both empty and occupied homes, working with resident's in-situ, completes our construction credentials. This is a specialist skill, where 'respect for people' is fundamental. All staff are trained in this approach, which is supported and reinforced by a strict code of conduct.

Dedicated community liaison officers are an integral part of each site team. Regular personal contact with residents to discuss such matters as surveys and access arrangements ensures that key areas of safety, security and privacy are not compromised.

By careful programming all home improvements, including kitchen and bathroom replacement, external fabric renovation and the overhauling of heating, electrical, fire and security systems, are carried out in a prompt and professional manner with minimum inconvenience to the resident.

Community development
Recognising the aspirations and needs of local communities is critical in providing sustainable regeneration with lasting environmental benefits.

As an organisation, we work together with local authorities, registered social landlords, funders, residents and community groups to provide measurable improvement in terms of a decrease in local crime, improved health and welfare, greater social cohesion and a reduction in unemployment.

John Laing Partnership and its training arm, John Laing Training, work closely with partners and local agencies to deliver ambitious community-development initiatives. These initiatives are aimed at implementing training programmes for both the unemployed and those who wish to learn new skills, providing opportunities for local businesses.

We seek to establish direct links within the community, a key route being through the active encouragement of schools to participate as part of the redevelopment programme. Through school visits our community liaison officers introduce particular schemes and seek to raise health and safety awareness. This is followed up with construction-related projects and site visits to reinforce and contextualise issues already discussed.

Training development
As an integral part of John Laing Partnership, John Laing Training is one of the largest and most successful private training providers in south-east England.

A close working partnership with communities, government agencies and local partners, combined with innovative approaches to funding opportunities, enable John Laing Training to provide the highest level of professional training.

All our staff are fully qualified in their trade and are assessors, with accreditation from CITB and City & Guilds, delivering basic maths and English skills, information technology and construction-trade training. Trade areas include carpentry, bricklaying, plastering, dry lining, painting and multi-skills. Training centres are all National Vocational Qualification (NVQ) accredited, and run to provide nationally recognised qualifications. They also help our candidates with business knowledge and financial planning.

With some of the programmes run as part of the government's strategy to assist people back to work, resources are available to enable the unemployed to develop skills required to gain employment, whilst assisting those already in work to further their careers and improve skills. John Laing Training is also earning a reputation as a facilitator of estate-based training, taking support into the community.

Each year, over 1,100 candidates are trained, with 400 people on courses at any one time. As the construction industry changes, the need for a well-trained and motivated workforce remains the key to success - John Laing Training satisfies that need.
