HOME GROUP - DRIVING URBAN REGENERATION FORWARD
The Home Group has been at the forefront of innovative urban regeneration for many years.
Grainger Town, a collection of more than 600 Georgian-style buildings covering 90 acres, is the historic centre of Newcastle-upon-Tyne, but despite the popularity of the ground-floor accommodation for commercial use the upper floors were neglected.
The Grainger Town Project's 'Housing in Clayton Street' initiative was developed by Grainger Town Partnership, with the support of Home Housing (a division of Home Group), to address the widespread dereliction and under-use of the upper floors of Grainger Town and, in particular, the Clayton Street area. The plan was to double the residential population in the area by the creation of over 500 flats through its Housing Programme, turning the empty and dilapidated property above the shops into homes and helping to regenerate the traditional heart of the city.
In partnership with Newcastle City Council, English Partnerships, English Heritage, One NE and Government Office North East, Home has restored and converted the upper floors of 16 buildings in Clayton Street, upper floors in neighbouring Nunn Street and a disused pharmaceutical warehouse in Low Friar Street, Galen House: investing £6.6mn to bring 125 popular and prestigious homes to the city centre.
Galen House, a five-storey derelict former pharmaceutical warehouse, underwent a £3m redevelopment into 62 one-bedroom flats for market rent. The building received a commendation - the Urban Renewal category of the 1998 RICS Awards. The judges commented: "The conversion of this former warehouse and the provision of new-build extensions on the site have brought an important part of the city centre back into the urban environment. The incorporation of flats for disabled people at ground-floor level reflects the careful consideration behind this project. The result is well managed and is a good example of how neglected buildings in difficult city-centre locations can be given a new lease of life."
A key element of the programme was the Living Over The Shops (LOTS) scheme, the largest in the United Kingdom, launched in 1997 following a successful pilot. Its aim, to encourage and support residential development schemes for sale, market rent and student accommodation. Over 250,000 square feet of vacant floor space in Grainger Town has now been converted into flats and apartments with the support of the Grainger Town Partnership.
Home undertook one of the very first LOTS' schemes on Clayton Street, which was identified as one of the main target areas for residential development within the regeneration strategy. We have completed eight developments in Clayton Street alone, and the final development in the scheme was officially opened in January 2003.
Home was one of the original trailblazers in Grainger Town. We have remained an active development partner and our presence has been critical to the renaissance of the area.
