ELPHINSTONE INNOVATORS IN PROPERTY
Elphinstone was established in 1994 bringing together over 50 years' knowledge and experience in the property industry and creating a new force in housebuilding and development in Scotland. Owned by Ken Ross, CEO, and Ken Tough, Chairman, Elphinstone is committed to developing strong partnerships with local authorities, government bodies, private-sector partners, the building sector and, most importantly, its customers and end-users.

Elphinstone is a successful Glasgow based Scottish Property Development Company involved in Strategic Land, Student Accommodation, Commercial Development and Residential Developments. Elphinstone develop short-, medium- and long-term property opportunities that are both brownfield and greenfield in nature. Elphinstone has established a strong emphasis on a design-led approach, undertaking developments that are comprehensive in approach but predominantly residential in nature.

Elphinstone Homes has undertaken developments Scotland wide from Aberdeen to Perth, Edinburgh and Glasgow. The company has developed a wide range of property for sale and let from luxury apartments to retirement homes.

Elphinstone Land is a joint venture with the Bank of Scotland to acquire short-, medium- and long-term development opportunities. Elphinstone Land undertakes innovative masterplanning of sustainable mixed-use communities, which provide a range of tenure, type and price of the residential element, together with employment, educational, social and leisure requirements incorporated into these developments.

Elphinstone is committed to strong working relationships with local authorities, housing authorities and government, and has a strong emphasis on town planning professionals in its ranks who also have extensive former local authority experience. They maintain strong contacts and commitment to policy formation via Homes for Scotland, the Housebuilder umbrella organisation in Scotland.

Meeting housing-growth requirements, social affordable housing, infrastructure, sustainability, urban renewal and design are key issues of current focus for Elphinstone in its own right and via its executive commitment to Homes for Scotland.

One of the current major developments being undertaken by Elphinstone is Elphinstone Place, a city-centre brownfield re-generation mixed-use development that will create a landmark building for 21st-century Glasgow. The building, with its unique 'tear-drop' design, is 39 storeys and at 134 metres high will be the tallest building in Scotland.

Elphinstone recently has been appointed by the Scottish Exhibition Centre Ltd as preferred developer for their unique urban village at its site on the banks of the River Clyde as part of the QD2 Project. The proposals for a total of 1,530 houses, consisting of a mix of family homes with private gardens, main door flats, serviced accommodation, key housing and live/work units will also involve a range of local services and facilities including a primary school, nursery and a 'metro-supermarket'. This mixed-use urban development will help complete the SECC development by raising capital receipts to help fund the now QD2 Arena.

Elphinstone Homes is expanding with acquisitions for developments in outstanding conservation areas; further mixed-use proposals, and combined residential and science park development; upper-market detached housing proposals involving innovative, sustainability-led infrastructure and drainage schemes; use of intelligent housing; and the use of more sustainable materials. Opportunities have also been identified for the creation of expanded bio-diversity on two newly acquired sites.

Elphinstone is committed to innovation in property, its quest to engage local authorities and deliver unique designs and developments. It continues to proactively seek additional development opportunities with the support of its funders.
